Capacity of 140 yachts in the new Bali marina

Bali has recently announced the development of a new international marina off the coast of Serangan Island, Denpasar, named Marina International, which will accommodate up to 140 yachts. Located between Benoa and Nusa Dua, Serangan Island, historically a fishing community, is transforming into a strategic tourist destination aimed at strengthening the island’s maritime offerings.

 

A New Marina to Support Maritime Tourism

According to Zakki Harim, communications director of PT Bali Turtle Island Development, the company overseeing the project, construction began in 2023 and is expected to be completed by 2028. In addition to mooring facilities, the development will include tourism infrastructure such as hotels, restaurants, and retail outlets.

It is important to note that the priority use of the coastlines and surrounding waters will remain with local communities, particularly the small-scale fishermen of Serangan.

Meanwhile, the Benoa Marina is undergoing a transformation into a maritime tourism hub, the Bali Maritime Tourism Hub (BMTH), designed to accommodate multiple cruise ships and yachts simultaneously. In February 2025, Benoa hosted three international cruise liners at the same time, marking a significant milestone in Bali’s tourism expansion.

 

A Direct Impact on Bali’s Real Estate Investment

The growth of these maritime infrastructures will have a significant impact on Bali’s real estate market. The development of modern maritime facilities and the influx of international visitors are increasing the island’s appeal for investors seeking high-potential real estate opportunities. Areas near these new developments, such as Serangan, Benoa, and Nusa Dua, are expected to experience a significant rise in demand for villas, private residences, and hotel complexes.

Real estate investors are already anticipating an increase in land and property prices near the future Serangan Marina and BMTH. This transformation is also boosting interest in projects offering exclusive amenities, such as residences with direct marina access, ocean-view villas, and resorts providing bespoke services.

 

Beyond residential real estate, this development also presents opportunities for commercial ventures, including retail, dining, and specialized services. The arrival of international travelers will drive demand for premium offerings, further stimulating the local economy.
